Watkins is a product of the Exeter City youth, where he established his name by winning the EFL Young Player of the Year title before moving to Brentford in 2017. He enjoyed a great three-year stay at the club, culminating in him being voted Championship Player of the Year in 2020 and being joint top scorer in the 2019–20 Championship. In September 2020, he joined Aston Villa.

Watkins joined Exeter City’s academy at the age of 11 after failing a trial with the club when he was nine years old in 2003. He progressed through the development ranks to earn a scholarship in 2012, and in April 2014, he earned a two-year professional contract after scoring 30 goals for the U18 team in the Football League Youth Alliance South West Conference-winning season of 2013–14. Watkins was picked as a replacement for the final League Two match of the 2013–14 season against Hartlepool United, and he made his senior debut when he replaced Aaron Dawson after 77 minutes of the 2–0 victory.

Despite scoring his first senior goal (a late consolation in a 3–1 Football League Trophy second-round defeat to Coventry City on 7 October 2014), Watkins only made three appearances before going on loan to Weston-super-Mare for the remainder of the season in December 2014.

Watkins and Exeter City teammate Matt Jay joined Conference South club Weston-super-Mare on a one-month loan contract on December 8, 2014. Watkins would stay with the Seagulls until the end of the 2014–15 season thanks to many loan extensions. Before returning to St James Park at the end of the season, he was a regular for the squad, scoring 10 goals in 25 appearances.

Watkins broke into the substitutes’ bench in October 2015, making his first appearance of the season late in the month, after failing to be named in a first-team squad during the first two months of the 2015–16 season. In March, he scored four goals in six games to win the Football League Young Player of the Month and the PFA Fans’ Player of the Month awards. His goal-scoring record lasted until mid-April when he scored eight goals in ten games. Two of his goals came in the return Devon derby against Plymouth Argyle, where his late brace secured a 2–1 comeback victory, and the second goal was later voted the club’s Goal of the Season. Watkins scored 10 goals in 22 games in the 2015–16 season.

Watkins’ performances in the final two months of the 2015–16 season earned him a spot in the first-team lineup for the 2016–17 season. He had an exciting season, appearing in 52 games, scoring six goals, and assisting on 13 others, though the season concluded with the Grecians’ 2–1 loss to Blackpool in the 2017 League Two play-off Final at Wembley Stadium. Watkins’ first hat-trick came in a 4–1 win over Newport County on December 31, 2016, and he was named League Two Player of the Month in January 2017 for his two goals and five assists. For his outstanding efforts during the season, he was named EFL Young Player of the Year on April 9th.

Watkins signed a four-year contract with Championship club Brentford on July 18, 2017, with an option for a fifth year, for an unknown fee of £1.8 million, according to reports. On August 8, 2017, he scored his first competitive goal for the club in a 3–1 EFL Cup first-round extra-time win over AFC Wimbledon.

Watkins signed a new four-year deal with a one-year extension option on August 9, 2019.

On September 29, 2019, Watkins scored his first hat-trick for the club in a 3–1 win over Barnsley in the Championship. During the 2019–20 season, Watkins made 50 appearances and scored 26 goals in all competitions, ending in a loss in the 2020 Championship play-off Final.

Watkins signed a five-year contract with Premier League club Aston Villa on September 9, 2020, for a club-record £28 million cost, which may increase to £33 million. Watkins was reunited with Aston Villa manager Dean Smith, who had originally signed him for Brentford.
